Skylight Leak Repair: Why Your Skylight Is Leaking (and Why a Caulk Bead Won't Save It)
Most Calgary skylight leaks trace back to one of four failures:
Cracked or UV-degraded seals
The gasket between glass and frame shrinks after 10–15 years. Chinook heat accelerates it.
Ice damming at the skylight head
Snow melts above the skylight, refreezes at the cold edge, and pushes water uphill under the shingles.
Hail damage
A single Calgary hailstorm can crack acrylic domes and dent head flashing enough to channel water inward.
A bead of caulk over failed flashing buys you one season. Maybe. Then the freeze-thaw cycle splits the caulk and the leak returns. Now with rotted sheathing underneath. The proper fix targets the failed component, not the symptom.
Is It a Leak or Condensation? How We Diagnose Before We Touch Anything
Here's what most companies won't tell you: a large share of "leaking skylights" we inspect in Calgary winters aren't leaking at all. They're suffering from attic rain: condensation that forms when warm, humid indoor air hits cold glass or frosts inside the attic, then melts during a chinook and drips like a roof leak.
Fixing a condensation problem with new flashing wastes your money. So we diagnose first:

Drips only during or right after a chinook warm-up (not during rain)? That points to attic rain.

We inspect the skylight shaft and attic for frost patterns, staining direction, and saturated insulation.

How We Repair a Skylight: Reseal, Re-Flash, or Rebuild the Backpan
Three tiers of repair, matched to what the diagnosis finds:

Reseal
When the glass-to-frame gasket has failed but the flashing is sound, we remove the degraded seal and reseal with materials rated for Alberta's temperature swings. Cheapest fix. Only right when the seal is the actual failure.

Re-flash
When flashing has lifted, corroded, or was installed wrong the first time, we strip the surrounding shingles, install ice & water membrane around the curb (Alberta building code requires it 36" from eaves; we apply the same standard at skylights), and rebuild the full perimeter flashing kit: sill flashing first, step flashing up each side, head flashing at the top, counterflashing over the curb. Layered so water sheds over every joint, never into one.

Rebuild the backpan
On wider skylights, the backpan (the metal pan behind the upper edge) diverts meltwater around the unit. When ice damming has crushed or corroded it, we fabricate and install a new one. Skipping this is why so many "repaired" skylights leak again the next February.
When Repair Isn't Enough: Skylight Replacement in Calgary
We'll tell you honestly when replacement beats repair. The decision logic:
- ✓ Fogging between panes means the insulated glass unit has failed. The seal can't be restored. The glass gets replaced.
- ✓ Cracked acrylic domes (common after hail) can't be patched reliably. Replace.
- ✓ Frame rot or warping from years of slow leaking compromises the structure. Replace.
- ✓ Units over 20 years old usually cost more to keep repairing than to swap for a modern double-glazed unit that also cuts attic rain through better thermal performance.
Every replacement includes new flashing and ice & water membrane. Reusing 20-year-old flashing on a new skylight defeats the point.
