Here's what most companies won't tell you: a large share of "leaking skylights" we inspect in Calgary winters aren't leaking at all. They're suffering from attic rain: condensation that forms when warm, humid indoor air hits cold glass or frosts inside the attic, then melts during a chinook and drips like a roof leak.
Fixing a condensation problem with new flashing wastes your money. So we diagnose first:
Drips only during or right after a chinook warm-up (not during rain)? That points to attic rain.
We inspect the skylight shaft and attic for frost patterns, staining direction, and saturated insulation.

When the glass-to-frame gasket has failed but the flashing is sound, we remove the degraded seal and reseal with materials rated for Alberta's temperature swings. Cheapest fix. Only right when the seal is the actual failure.
When flashing has lifted, corroded, or was installed wrong the first time, we strip the surrounding shingles, install ice & water membrane around the curb (Alberta building code requires it 36" from eaves; we apply the same standard at skylights), and rebuild the full perimeter flashing kit: sill flashing first, step flashing up each side, head flashing at the top, counterflashing over the curb. Layered so water sheds over every joint, never into one.
On wider skylights, the backpan (the metal pan behind the upper edge) diverts meltwater around the unit. When ice damming has crushed or corroded it, we fabricate and install a new one. Skipping this is why so many "repaired" skylights leak again the next February.

You can, but Calgary's freeze-thaw cycles will split the caulk within one or two seasons, and the leak returns, often after water has rotted the sheathing underneath. Caulk treats the symptom. Proper repair replaces the failed component: seal, flashing, or backpan.
Replace when the glass has fogged between panes (failed insulated unit), the acrylic dome has cracked from hail, the frame has rotted, or the unit is over 20 years old. In those cases, repair money is wasted money. We tell you which side of the line your skylight sits on.
