Cracked, Slipped or Missing Tiles
A single cracked concrete tile lets water reach the underlayment. Chinook freeze-thaw cycles (Calgary averages over 100 freeze-thaw days a year) open hairline cracks into full breaks. We lift the surrounding course, replace the broken tile with a matching profile, and re-seat the interlock without disturbing the field.

Failed Vent & Plumbing Stack Flashing
On most Calgary tile roofs built in the 1980s–2000s, the plumbing stacks are flashed with formed lead sheet dressed over the tile profile. Lead fatigues, lifts at the edges, and the sealant around the rubber collar dries out. We re-dress or replace the lead flashing, renew the collar, and seal with exterior-grade thermoplastic sealant rated for our temperature swings.

Chimney & Sidewall Flashing Leaks
Water that shows up on a ceiling near a chimney is usually flashing, not tile. We remove the tile courses around the chimney, inspect the galvanized pan and step flashing underneath, reseal or replace it, and relay the tiles in their original pattern.

Ridge Cap & Mortar Renewal
Ridge caps on older concrete tile roofs are bedded in mortar. When the mortar cracks and falls out, caps loosen, and a loose ridge cap in a Calgary windstorm becomes a projectile. We rake out failed mortar and re-bed the caps, or upgrade to a mechanically fixed dry-ridge system with a rollable ridge vent (we install Zephyr Roll by Westlake Royal Building Products), which ventilates the ridge and eliminates mortar maintenance permanently.

Underlayment Replacement Under Existing Tiles
The felt under a 30-year-old tile roof is often the true point of failure. Because concrete tiles are reusable, we can strip a section, replace the underlayment with modern synthetic membrane and ice & water shield at the eaves, and relay your original tiles. You keep the roof; we replace the part that actually wore out.
